Stonington's Anguilla House and Farmstead

Bring your heart and realize your agrarian dreams!  Stonington's beloved Anguilla House is a quintessential country farmstead nestled on 8.24 private acres on Connecticut's historic Eastern shore.   This lovely, antique property includes:

  • Two lovely building lots, 2.16 acres and 1.99 acres, for you to keep or to sell, with A-2 surveys and no wetlands
  • A sophisticated, 4-bedroom, 3-bath, Victorian farmhouse on 4.09 acres
  • An historic, three-bay carriage house, with a spectacular, walkout second-story, framed for a one-bedroom accessory apartment with sleeping loft
  • A charming, two-story ‘tobacco barn’
  • A stunning, two-and-a-half-story horse/alpaca/livestock barn
  • A custom chicken coup with fenced run
  • Stone-walled and wood-fenced fields and meadows, with fruit trees and gardens
Formally a working alpaca farm, current taxes do not reflect FARMLAND tax exemptions available to new owners, along with possible agricultural grants for restoration, expansion, and equipment (please see Documents and Links). The farmland and other structures can also be leased for agrarian purposes, separately from the Farmhouse. In addition to agrarian entrepreneurs, wineries, and farm to table restaurant use, Anguilla House is especially attractive to innkeeps, architects, designers, and artisans; offering auxiliary studio, working, and living space within the property's beautiful residence, carriage house, and barns. The Farmstead also offers the rare opportunity to establish a Stonington-based family compound, planning for the design and construction of two new homes on the gorgeous building lots included in this sale.

Anguilla House is located just nine minutes from historic Stonington Borough, 10 minutes from Olde Mystick Village, and six minutes from Downtown Westerly, RI with Amtrak Service to Boston and New York.  The property neighbors the High Ridge Association and public land, and is surrounded by expansive farm estates. This great agrarian escape is also close to the Anguilla Grand Preserve and several golf courses, including Elm Ridge. It provides excellent access to I-95, Route 1.
Pequot Trail, also known as Route 234, is a scenic, two-lane state road that runs 9.6 miles from the Old Mystic section of Stonington to the Pawcatuck area of town.  It is on the Connecticut Wine Trail and is highly recommended for fall foliage viewing due to its natural beauty.  This lovely stretch of country road is truly a rider's delight passing charming churches, historic farm estates, gracious colonial homes, and the Sergio Franchi Music Foundation.
290 Pequot Trail's most Eastern point is its intersection with Route 1 - a convenient, three-minute drive from the house to the businesses, restaurants, shops, gas stations, and attractions, established along the Connecticut Eastern shore's scenic Route 1.  Home of the rich and famous, Watch Hill's Napatree Point (Napatree Point Beach), and other famous Rhode Island beaches are less than a 20 minute drive! Stonington Community Center's DuBois Town Beach is 11 minutes from the home and is an especially nice beach for small children.

As a single family residence, Anguilla House offers the modern comforts of home and hearth in relaxed antique, Connecticut Victorian, farmhouse-style! A welcoming front porch, high ceilings, glass door knobs, paneled wood pocket doors, built-in bookshelves, three fireplaces, and warm wood floors, are a few nods to the home's gracious past.
With  both formal and servant staircases, this home's floor plan is adaptable to different uses.  Desire a first-floor, master suite or private in-law suite? The current first-floor bedroom and bath can be expanded into stunning private master living accommodation.  Prefer to use the home's ample library as an office? A luxurious master suite is one of three bedrooms on the second floor and features a private bath with garden tub, a separate shower, a vanity with double sinks, cathedral ceilings, ceiling fans, skylights, and a romantic fireplace!
With access to both the service and formal staircases, the upstairs master suite allows owners to enjoy the utilitarian areas of the home, including its wonderful kitchen and breakfast rooms, without disturbing guests and other family members.  It also offers beautiful sunset views over the Farmstead's shimmering pastures and meadows.

The beautiful, three-bay, carriage house at Anguilla House was built a half-century before the advent of automobiles, and served utilitarian functions other than simply the storage of carriages, as many did back in the day. Built into the rear earth-sheltered wall of its impressive stone foundation is a double oven, one of the many curious and unique features of this genteel 1850's Victorian!
Today, the the carriage house houses three automobiles, and serves the gravel parking area behind the main home's kitchen and service staircase entrances. The upper, walk-out  level of the carriage house offers a private entry to the unfinished space that is now framed for a beautiful one-bedroom accessory apartment with sleeping loft.

This one-and-a-half story, wood-framed barn with stone foundation features a custom chicken coup, an enclosed pen, a stall with dutch door and a run in stall, as well as a hay loft! Charming and functional, this Tobacco Barn is a cherished structure on the Anguilla House Farmstead. The structure is built into the hillside, in close proximity to the main home and carriage house and has water and electricity.

This two-and-a-half story, wood-framed barn is equipped with 220 amp electrical service, heat, and water. The lowest level features three stalls, a concrete floor, and is open to a fenced barnyard. The main floor features three stalls and tack area and currently functions as a charming country boutique. The main floor's exterior entry is covered by a lean-to roof extension that serves as a lovely outdoor seating area that runs the length of the structure, that can serves many purposes on a farmstead (https://www.horizonstructures.com/blog/dont-forget-overhang-when-barn-building)  The barn also features a floored, upper half-story, for storage or other use.

What a wonderful home for your hens! This custom designed coup has a roost for three layers at a clip and a run that offers a safe place for your feathered friends to exercise outside of the hen house. The  coup is aesthetically built into the Tobacco barn's sloped, side yard, with water and electrical on-site. The free range hens at Anguilla are very happy, but they do not convey.
Dinner time for hens at Anguilla House is natural pest control for the property, serving flies, mosquitoes, ticks, and all kinds of insects; hens provide the best compost your garden could ask for; you'll have fresh eggs every morning, of course; and, you'll also have feathered friends for life!
